Tawny Cottage Terms and Conditions

 Tawny Cottage is our first holiday rental property, on the site of our existing B&B business.  We have a range of flexible accommodation and are happy to discuss specific requests or booking enquiries.

All bookings are subject to the following terms and conditions, which you agree to at the time of booking.

The accommodation sleeps a maximum of 4 people + 1 baby.  It is a minimum of 1 week rental and is booked from Friday to Friday.  Arrival before 2.00pm will not guarantee access to Tawny Cottage.

You must be 18 years of age or over to make a booking and have the legal capacity to enter into legally binding agreements.

You must possess a valid payment method such as a valid debit or credit card.

You may under no circumstances re-let or sublet the property, even free of charge.

There is no smoking inside the cottage.

There are no pets allowed inside the cottage.

 

Accepting of Terms. A contract between you and us (owners) will come into existence when we receive payment and accept your booking by issuing a confirmation email. This binds you & all the members of your party. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms & conditions of booking. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract & loss of the booking.

Good Housekeeping Bond (Damage Deposit).

During your stay you accept responsibility for any theft, breakage or damage (including removal of smoke smell) caused by you or any member of your party and agree to indemnify us in full for any loss that we may incur as a result.

We will take a Good Housekeeping Bond of £200 in cash to support this, payable on arrival. This will also cover any key loss payment. In the event that you notice damage or incur any breakages, please let us know immediately so that we can take the appropriate action.

Smoking anywhere on the premises will result in immediate termination of occupancy and forfeiture of all repayments.

The accommodation will be inspected at the end of the holiday & any damage found will be discussed.  We reserve the right to make a charge to cover additional cleaning costs if you leave the property in an unacceptable condition. Upon return of the keys and following a check of the accommodation, The Good Housekeeping Bond will be returned within 7 days of the end of your holiday less the cost of anything identified at the end of your stay.

The balance of the Good Housekeeping Bond or whole amount will be returned by bank transfer to a designated UK bank account.  This is to avoid an additional charge being levied on this transaction.

Deposits and payments. A non-refundable deposit of £100 of the holiday price is payable at the time of booking. This confirms the booking. And creates the rental agreement. The full balance must be paid before the first day of the holiday. Failure to pay will result in the withholding of keys to the property, they will be released to you once the payment is made.

You will be reminded of the need to pay once via email. This will be done no later than 48 hours before check in.

 Equipment.

Subject to technical availability, WIFI, Sky TV, Washing Machine, Dishwasher, Oven and Induction Hob, Microwave and Hot Tub are all available.

The Hot Tub is available for guest use provided it has been paid for prior to check in, there is a £50 fee per week for use of the hot tub. The hot-tub has the chemicals checked twice a day, to maintain chlorine levels, once in the morning and again in the afternoon. We will endeavour to agree a time schedule for this, but we reserve the right to check after making guests aware of the check.

The owners shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliance in the building or grounds. Children must be the responsibility of their parents/guardians at all times. We reserve the right to terminate a holiday without compensation where the unreasonable behaviour of the persons named on the booking (or their guests) impact on the enjoyment, comfort or health of others.

Any problem or complaint which you may have must be immediately reported directly to us and we will endeavour to put matters right. Any complaints not reported to us at the time and only reported after you have returned from holiday will not be considered by us.

We reserve the right to make reasonable amendments or additions to these terms and conditions without notice.
